Inventories

It is advisable to provide an inventory regardless of whether the property is furnished or unfurnished. When drafting an inventory you should make a detailed list of all furniture provided and to record the condition and note any existing damage to the walls, carpets, windows and doors. The inventory should be agreed by the tenant prior to them moving in and a copy given to them for their records. It is also worth taking digital photographs of the property which can be used to record the condition of the property.

By providing a detailed inventory, you can help avoid any disputes at the end of the tenancy. It will protect your position and provide evidence to prove the condition of the property at the start of the tenancy.

If you are renting though a letting agency or managing agents, an inventory will normally be provided as part of the service. If you are letting a property privately, you can find a local inventory clerk by contacting the Association of Independent Inventory Clerks click here
